I've been using this app to pay my rent about 4 years now (not by choice). Haven't had any issues until today. I keep getting wrong email/password, so I click forgot password received the email and I changed my password just to get the same prompt again. I've already reset my password twice and still can't log in, now I'm gonna get charged a $75 late fee for something beyond my control.
The site let's you put a charge card in so it can be automatically paid, but when you want to stop it and remove your information it still takes $1.02 (at least on my account), out every month. You can't even call them to remove your charge card info, even though they have a phone number listed for the app developer. The reality company can't even do it so I wish I could report them. When the site gives you the option to remove that's a lie it is still there and charging your card.
I use this app because I have to, not because I want to. It's buggy, and often has display glitches, but is ultimately functional. The biggest problem that needs to be fixed is the payment process. If you make a mistake in entering the payment parameters, there's no recourse, or way to cancel the payment. When you submit the payment, you should be presented with a confirmation screen that shows your payment parameters before proceeding to to actually submit the payment.
This app is frustrating! I paid my rent a week early this month, but apparently that wasn't a good thing. Being, a week later the app withdrew another rent payment for that month when it already confirmed the bill was paid. My account was frozen until the issue was addressed. Then there was an issue between my bank and property management company, I was reimbursed the rent payment the app withdrew by error, but now I have to pay for a NSF charge. Tenants aren't able to contact this company!
The app has worked well for submitting payments and maintenance requests. But as of the end of this month (July 2023) they will now be charging an additional fee for all forms of payment. Previously there would be a fee for using credit cards and debit cards but no fee for using an eCheck to pay rent. Now they are changing that policy to squeeze out even more money from renters. Just frustrated that every single online payment now comes with some sort of fee.
Why can't I set a recurring payment based on day of the week instead of only by date? Being able to set a payment every 25th of the month or whatever is useless for spacing out payments. There should absolutely be a recurring payment option for ever week, two week, four weeks, etc. Most people get paid based on day of the week (every other Friday, etc) not based on date. It is very confusing and frustrating that the only option is a recurring date.

I have never written a review before, but needed to give this a one star. I have had this app a total of 2 days, I tried to pay a deposit fee with a savings account, my bad. the app showed I paid it with no means of trying to fix. I decided to try auto payment with my checking instead, and it charged my account TWICE! And guess what? Neither was reflected in my bank account. I just want to pay rent, but that's apparently too hard to manage for a payment app. Don't give me the info email, call
(1/2) I was shocked to see that I just received an email from appfolio letting me know my payment on 6/27 had been rejected by my bank for insufficient funds. I checked my bank balance and sure enough, there is plenty of money to cover the payment! It's bad enough I have to wait 3 days to have payments applied to my account, but it's even worse to have a payment returned in error, incurring a $50 fee by my property manager for NSF, which I CAN'T afford, not to mention...... The app is decent, however, everytime I try to make a one-time payment and choose not to save my bank information - it does. This has caused over draft and late fees to occur because it replaced my permanent payment method with one that was meant to be temporary. Is it possible to offer the option to save multiple bank accounts and nickname them?
This is the worst app/website in the entire history of apps/websites. I work for a company that uses appfolio for our work orders and I'm trying to sign into my account and it keeps telling me I need to verify my email again. I AM NOT RECIEVING ANY EMAILS FROM APPFOLIO!!! I had this same problem when my owner was sending me the invite link to sign up for the service. My email is working fine, as I am getting emails from other people, but none from appfolio! I cant do my work if I can't get in!
It keeps saying my address information doesn't match their records after I tried to make my first rent payment, when I tried to send it it ends up kicking my money back into my bank account!!!!! I rather have an option to pay over phone because this is ridiculous and it happened 3 times even after they deactivated my account and reactivated it the same thing happens!!! UNACCEPTABLE!!!!
Just got a notice that they are going to start charging a service fee for use of the product when using an E-Check. Apt complex doesn't want anyone to write a normal check anymore due to security. No charge to write a traditional check, but there is a charge to do an E-Check. I'm sick of being forced to pay these service charges. They are small as a single charge but they add up. We shouldn't be charged extra for something that is mandatory. It's not a convenience, it is required.
The app says my rent is due on the 1st and needs to be paid by the 6th and subject to a late fee on the 7th. Well I got my money order to them on the 6th around 1pm. Then shortly after I left I got a text saying they couldn't process my payment cause it wasn't the full amount, cause they added a $75 late fee. Went back to ask about it and they said there was error on the app and it was late on the 5th. And now I'm waking up to a 2nd $75 late fee when I'm supposed to have 3 days to pay first one.
The payments system is a mess. It gives you no warning if you are setting up an automatic payment that is too late for a month. Nearly every time I've put information into it I've gotten some NSF insufficient funds problem because they can't handle bank account numbers correctly. No wonder landlords love it - they get to make a fortune off of fees!
this app seems easy when you use it, but after we moved out of our apartment the payment kept going through after we canceled auto pay. that's not safe, and we changed unit and it's very unclear to which unit the payment went to and it hides that. I'd rather not use this. Just do direct auto pay to your bank. cause there is fee charges for every payment you make too!
The one thing that is just the worst about this app is that it FORCES you to pay $10 extra when paying rent with a debit card or 2.99% with credit. This is something that shouldn't ever be done especially since it's not listed in the contract. Things are expensive enough without needing to pay this app. I know with my business pay sites, I eat those charges myself. The app needs to disclose this.
The app is generally easy to use. HOWEVER.....It was updated late in 2025 and one can only log-in if using Chrome (On an Android device) or MS Windows; MS Edge is a "No No" (Not sure about the other browser platforms). I only determined this by much tearing-out of hair and experimentation. One would think that AppFolio could post something to that effect on the home page. How hard could that be to do?
Just like others have posted about this app it's beyond annoying! I'ts not my choice to use - its the Landlord's or rental Company they choose. App won't recognize my password - so you do it again, and again, and again, etc... it doesn't work- so you keep having to recieve email after email to change your password- which they won't recieve either!! Worst app- Ever!
I work in a leasing office and there have been ongoing issues for the past week. Residents can't login to pay their rent. Whatever glitch this is needs to be fixed immediately.
Well, since the most recent update the app will not work. It only gives me the "working" spinning blue circle. Very frustrating as this is the only way the property management company accepts payments. update 12/10/25: installed the recent update that said "bug fixes" and now I don't even get my address at the top of the screen, just the spinning blue circle. Uninstalled the app. I'll just use the website, not providing my email to the developer so it can be sold.
